Estate submission to the Highland Council Local Development Plan (LDP) 2025
The Highland Council, in preparation for their 10 year Local Development Plan (LDP), has put out a ‘Call for Sites’. In response Balnagown Estate has submitted several different proposals across four sites to be considered for future development. The sites are located in Delny, Edderton, Ardgay and Kildary.
An LDP is a document that Councils in Scotland are legally obliged to produce every 5-10 years.
It is a plan that sets out the manner in which Scottish towns, villages and communities will develop in the future. Earlier this year the Highland Council issued a ‘Call for Sites’. This is an invitation for individuals, landowners, developers and stakeholders to put forward land and other sites that could potentially be used for development.
Balnagown, recognizing the need for housing and development locally, has identified a number of sites that could be promoted for either housing or commercial development over the next 10 years. Each proposal has been submitted with an accompanying plan that suggests how that particular site could be used.
Balnagown’s Aim
Balnagown’s aim is to create sensitive developments taking into consideration local economic, social and environmental factors, including the requirement for Biodiversity Improvement with National Planning Framework 4 (NPF4). Each of the accompanying plans was designed to emulate the organic growth of the local settlements, to support local schools, services and jobs providing a mix of affordable and market value homes whilst maintaining green spaces and connectivity.
The proposed commercial site at Delny is a concept with the specific use yet to be defined. It could be used as a lorry park, caravan site or services to name but a few and would be screened from A9 by sensitive tree planting and include the re-meandering of the ditch to create wildlife connectivity through the site.
